3.4.2 Measures to improve the indoor thermal environment: (1) The decoration design should properly consider the location of the radiator and the heat dissipation effect. The safety current of the cross-section shall be greater than the load current and meet the mechanical strength requirements. 4 Renovation Implementation 4.0.1 The specific implementation steps for residential renovations at one time (Table 4-1) should carefully organize the work of each stage around the fully-decorated house and strive to solve a series of problems brought about by traditional practices. 4.0.2 Table 4-1 to 4-3 take the engineering example as a sample. You can refer to the implementation in Table 4-1 for implementation.
The traditional decoration methods and renovations are in place once again to implement the contrasting renovation process. The traditional decoration practices will be implemented once. The time may vary depending on the personal check-in time after delivery of the rough room or the first-hand decoration room, and it is easy to interfere with the surrounding buyers. 装修施工交房时的初装修多被拆毁,造成大量的建筑垃圾和浪费。现场作业工作量大,多以手工操作为主,噪音大,精度差,工期长,工作环境差,危害现场工人身心健康,噪音影响周围购房者。甚至随意拆墙打洞、改动管线,给整栋住宅带来抗震、消防等安全隐患,影响建筑物的使用寿命。建造全装修住宅,推行住宅装修工业化生产,大大提高劳动生产率,加快施工速度,保证装修质量。
装修监理大多数无。由住宅开发单位选定监理公司进行装修监理。
质量验收住宅开发单位交房时为毛坯房,由购房者自行组织装修和对装修质量进行验收,推迟了购房者实际入住时间。建造全装修住宅,将土建与装修进行紧密衔接,并由住宅开发单位对质量首先进行验收。购房者可以对照样板间对所购住房的装修标准和质量进行验收。样板间作为装修质量的衡量标准,用于购房者参照验收,在购房者入住之前不宜拆除。
表4—2:全装修标准装饰材料保修、保险和维护多数无法得到正常的保修和维护,无保险。由住宅开发单位和选定的装修公司对所有购房者实行统一的质量保证和保修制度,并可和物业公司协商维护。全装修住宅为保险制度在住宅装修中的引入创造条件。合理界定住宅开发单位和购房者间的责任。

土建设计没有考虑室内空间的模数化和标准化,造成空间的浪费和布局不合理,管线位置没有结合室内家具和设备的布置。装修设计和土建设计同步完成并互相衔接,综合考虑烟道和管线对炊事流程设置的影响。由工厂定型生产各种标准化接口。重点解决厨房内各种管线的合理敷设问题,使用复合材料管线的暗埋应用技术;
改动管线可能带来防火方面的安全隐患。管线应采用新型复合管材,进行隐蔽和暗藏。为加强管道及管件的防腐性能,宜采用新型管材。a 给水管宜采用铝塑复合管,交联聚乙烯(PE-X)管;b 排水管宜采用UPVC塑料管,有压力部分应采用防腐焊接管;c 热水管宜采用铜管或PE-X管或PP—R管;d 燃气管干管应采用防腐无缝钢管,支管应采用PE-X管或热镀锌管;e 电线套管应采用阻燃塑料管或热镀锌管。设立集中管井于厨房的一角。厨房水平管线应设在橱柜的后面或下方墙角处;对远离集中管井的厨房废水,应设立单独的排水立管。排水管线和水槽与厨房家具的结合应严密不渗漏水。
现场测量尺寸现场制作橱柜,不符合家电模数标准和炊事流程的要求,加工周期长,成本高,产品非标化。根据装修设计,采购符合标准化、模数化和通用化要求的厨房设备,工厂批量生产。实现厨房设备商品化供应和专业化安装服务。成本低,速度快。
厨房设备种类和色彩由购房者自行选择。重视整体设计,厨房家具设备和配件在尺度上要符合建筑模数和设计要求;

采用节水型和品牌卫生洁具。集团采购降低品牌卫生洁具的成本。
装修施工中经常无意破坏防水层,造成渗漏。装修施工和土建施工衔接良好,有利于提高防火防渗性能。防水工程和饰面工程同期完成。
回水弯在下层,检修不方便管线采用新型复合管材(具体参照厨房),进行隐蔽和暗藏。竖管走管道井,回水弯在同层,检修不对其他层购房者形成干扰。竖管走管道井,卫生间楼板下沉处理,或设置管束或管墙。
墙面砖和地板砖都在现场切割并磨砖对缝,材料不符合模数化的要求,精度差,浪费大。墙面砖和地板砖可以根据设计的要求进行批量化定型生产,提高功能的合理性,突出装修特色。土建设计和装修设计考虑标准化模数化的要求,为工业化生产提供条件。
表4—3:全装修套餐选择表整体浴室由工厂生产,现场装配,减轻结构自重,提高工业化生产水平,减少现场作业工作量,极大地缩短施工周期,克服跑、冒、滴、漏的质量通病。用SMC一体化浴缸防水盘或浴缸和SMC防水盘组合、一体化洗面盆或洗面盆和台板组合、壁板、顶板构成的SMC整体框架,配上各种功能洁具形成的独立卫生单元。土建设计阶段开始选用整体卫生间定型产品,土建施工后期现场装配。
木制产成品原材料未经处理,含水率偏高,易变形。木材含水率经严格处理,达到企业或国家标准。表4—3:全装修套餐选择表以手工作业为主,机械加工为辅,加工精度差。以工业化机械加工为主,加工精度高,周期短。
现场作业噪音较大,对周围购房者干扰大。现场作业以拼装为主,噪音小,施工周期短。
现场制作的木制品,表面着色、刷漆,施工环境恶劣,施工条件无法保证施工质量。气味长期难以散尽,影响人体健康。由工厂提供木制产成品,在工厂完成着色、喷漆等工艺流程,现场用胶粘接。装修定货安装合同地面装修材料不适合地面设计保留的厚度,形成地面高差,甚至材料使用不当加大地面荷载,形成安全隐患。装修材料可由住宅开发单位提供有限的菜单,购房者在购房时进行选择。在装修设计过程中考虑到土建设计的要求,土建设计给装修设计选择地面留有余地。
